The price information shown below is an indication of costs based on our experience.
Our Costs as outlined within this page will include your legal costs that is required to complete your sale and/or purchase from start to finish. This will include dealing with payment of stamp duty land tax and registering your property at the land registry.
Your legal costs will generally consist of two parts: Disbursements/Expenses and Our Costs.
‘Disbursements’ are those costs that are incurred and paid to third parties on your behalf, whilst ‘Our Costs’ are your Legal Fees plus VAT at 20%.
Costs incurred for the sale of your freehold registered property will depend on the sale price.
Our costs for such transactions are fixed fee and start at £600 plus VAT of £120 up to £1,600 plus VAT of £320 for properties with a value of less than £900,000. For properties with a value of £900,000 and above, costs are £2,000 plus VAT of £400.
In addition to our costs the following disbursements and expenses will apply.

For unregistered/leasehold property there is an additional charge of £250 plus VAT of £50. There will also be additional disbursements These will be transaction specific and advised to you as soon as we have obtained this information.
​The costs incurred for the sale of a chalet are a fixed fee of £625 plus VAT of £125 plus the following disbursements and expenses.

Sale Stages:
STAGE ONE - Provide to you client care pack and protocol documentation requesting information in regard to the property for sale. One week from written acceptance of quote.
STAGE TWO - Upon return of all required Documentation, including evidence of ID we will verify your ID and deduce Title. One week from receipt.
STAGE THREE - Contract pack is then sent to the buyers Solicitors, who will in turn raise enquiries. We will liaise with you and your buyers solicitors to answer all enquiries raised and progress matter to completion as quickly and efficiently as possible. We will always reply to emails promptly and within two days in time and date order. We anticipate the average timescale for a sale from sending contract pack to completion to be eight to twelve weeks.
STAGE FOUR - Once completion date has been agreed by all parties then exchange of contracts with buyer’s Solicitors can take place. Upon completion sending Transfer and any original documents to buyers solicitors. Completion documents are usually sent same day. Depending on time of completion.
​​Sale Cancellation Charges:
Abortive Sale matters will be billed as per stage reached in accordance with your Client Care Terms of Business and as shown below. Any disbursements (third party costs) paid will be included in this Bill.
PRE-STAGE ONE - There is an Administration Fee of £50 plus VAT of £10 for all matters where we have been instructed but which have become Abortive prior to the completion of Stage one. This is to cover administration costs such as postage, time and materials
STAGE ONE - If we are in receipt of memorandum of sale. Have provided to client protocol documentation for completion and this has been returned. We have deduced Title. Then 25% of original fee quoted plus VAT will be charged
STAGE TWO - If protocol documentation has been returned and contract Pack has been sent to Buyers Solicitor's with enquiries raised. Then 50% of original fee quoted plus VAT will be charged
STAGE THREE - Majority of enquiries have been answered in readiness for completion. Then 75% of original fee quoted plus VAT will be charged.

Our costs are based on foreseen costs and are not binding. Unforeseen complexities or additional work required as a result of client instructions may incur further costs. Revised costs will be provided to you should the occasion arise.
Purchase Stages:
STAGE ONE - Provide to you client care pack. Upon return of all required documentation including evidence of ID we will verify the same. One week from written acceptance of quote.
STAGE TWO - Contract Pack is then received from Sellers solicitors.
STAGE THREE – Contract Pack will be reviewed and enquiries in regard to the same raised. Once replies are received we will arrange a meeting with you to go through the full report and search report if one has been obtained with you, or send this to you via the post within one week of receiving the same from the sellers solicitors.
STAGE FOUR - On confirmation that you are happy to proceed we can then agree a date for exchange of contracts and completion. We will contact the sellers solicitors within two days of receipt of signed contract, transfer and any other documents required. We anticipate average timescale from receipt of contract to completion to be around eight to twelve weeks.
STAGE FIVE - Post completion, where applicable we will send form SDLT1 to you for signature and return, file this with HMRC and pay any Tax due. Upon receipt of Transfer and any Title documents from Seller’s Solicitors, application is then made to H M Land Registry to register the property in your name. If you have a Lender then we will ensure their Interest is noted on the application. SDLT1 form is usually submitted same day, subject to time of completion. Any tax liability will be settled within two days and application to register property with the h m land registry submitted once this has been received from the sellers solicitors and in the priority protected timeframe.
Timescale of transactions can vary dependent on whether searches are required, how quickly they are returned, how expediently third party responses are received, whether a Mortgage is required and if you are in a chain of transactions or property being purchased is empty. We cannot provide a definitive date or timescale but will keep you updated throughout the transaction.

We work with local estate agents who may, from time to time refer our conveyancing services to you, for which a referral fee will be paid. This is not an expense to you but an expense to Garwood & Tan Ltd
If this is the case, you will be advised of the fee and to whom the fee is payable in our initial letter and terms of business.
